🏢 How to Buy a Condo in the Philippines While Overseas (SMDC)









1️⃣ Choose Your SMDC Project

Research the location, price range, and amenities.

Decide if it’s for investment (Airbnb, long-term rental) or personal use.


2️⃣ Contact an SMDC International Marketing Partner (like me)

We’ll help you with unit selection, pricing, promos, and payment terms.

You can request virtual tours and updated price lists.

3️⃣ Reserve Your Unit Online

Fill out a Buyer’s Information Sheet (BIS).

Pay the reservation fee (usually $200–$500) via bank transfer, remittance, or credit card.

4️⃣ Submit Requirements Digitally

Valid passport or government ID

Proof of billing (for your current overseas address)

Proof of income or bank statement

Signed Reservation Agreement

5️⃣ Sign the Contract to Sell

This will be sent via email or courier.

You can sign it abroad and send it back.

6️⃣ Start Payment Plan

Monthly payments for downpayment can be made via remittance, bank transfer, or online payment gateways.

7️⃣ Turnover

Once fully paid (or loan approved), SMDC will hand over the unit.

You can appoint someone with a Special Power of Attorney (SPA) to handle inspections or rentals on your behalf.

💡 Tip: Many OFWs turn their SMDC condos into Airbnb rentals so the unit earns even if they’re abroad.
